.psd files - what happens if I don't purchase

I'm looking at purchasing the whole package but I can create the psd files myself. Is there documentation that will tell me where to place them and what size they will need to be or does that only come if you purchase the psd files ?

To place what? If you don't buy PSD, you will still get the template WITH DEMO DATA. After installation, your site will look exactly as our demo. Then you modify it through the CMS (Joomla or WordPress).

There must be a reason for selling the .psd files separately and I'm assuming if you purchase them with the package they come in the .zip folder already in place in the correct folder. If I don't purchase the .psd files will I know which folder they go in ?

If you don't purchase the PSD files, then you don't get the PSD. I still don't understand your question.
