The zip file is missing an xml setup file

I've tried for 2 days now to install this template on Joomla 3.0 with no luck. my website is www.tradewindpropertiescr.com

It keeps giving me an error when I try to install the template in the extension manager that says:
JInstaller: :Install: Cannot find Joomla XML setup file

I've read the documentation over and over and re-downloaded this file twice and I still get the same error.

PLEASE HELP!!!

I've transferred all of the files onto my server as you suggested in the documentation but the template does not show up in the list of default templates. Just the standard Beez, Hathor Isis and Protostar are listed, no 'hot_hotel' is listed at all.

Zip you got form us contains few other zip files. One of them is just template hot_hotel30.zip you can install using extension manager. You you want site like on our demo so you could just change text thate you need hot start hot_hotel25_hotstart.zip. That file is not install-able that is whole joomla with template, modules and demo data. You unpack it to web root and then start normal joomla installation. During installationinstall Demo data - default English GB (3rd option)

I tried to install the hot_hotel30.zip numerous times and get an error stating that the template has already been installed. However it does not show up in the template manager. (Please see attached) Please help. If there is a way for you to install this for me, I would be willing to pay because my client is getting very frustrated.
