Hi Ivan,
sorry to be a pain, i have the new downloaded template, and i uninstalled the one i had on the site and reinstalled the new one. The backend of the sparky editor still does not look right? if i go into layout, i cannot click on add row or even edit the width of the site?
I downloaded hot academy and installed that to see if the site had the same issue with other templates and that one looks fine?
i have re-enabled the back end access for you in case you want to have a look yourself, but here is a screenshot of the layout section:

I have customised the hot academy template to closely match the hot one page one. and it actually looks pretty good. i have noticed 1 problem tho.. so if i can sort that problem then we dont need to worry about the hot one page issues.
when viewing the site on an android phone the responsive menu opens fine and you can click on the links.. but when it takes you to the page the menu stays open? limiting what you can see of the site.

Sorry to say, but responsive menu would not work in that way. Because when you click on menu item, you don't go to new page so the menu can close.
And in back end I see that sparky is looking fine now on Joomla 3.X One page template?

Sorry Ivan i think I may have confused you with my last message
on Android device (Galaxy S4) I open the site.. it looks fine.
I click on the responsive menu button.. that looks fine.
I choose one of the menu items.. i.e. 'Contact US'.. that looks fine.
The site scrolls down to the Contact Us.. also fine, but..
The responsive menu items (what i clicked on) stay open as well and the contact us form is behind the menu items.
On my other sites once you click on the responsive menu and choose a item, the page scrolls down and the menu changes back to the responsive button and the page just shows the item you selected.
does that make sense?
i will attach a screenshot of what it looks like AFTER i have clicked on the contact us link on the responsive menu and AFTER the page has scrolled down to it.. you will see the menu stays open.

I have just shrank my desktops google chrome browser to simulate a small screen and the same problem happens on there as well..
I went to your demo site for that template and the responsive menu works the way i want mine to work! when clicking on the menu items .. it scrolls to the #tag page and the menu changes back to a responsive button.

I completely understand what you say. And first time I understood your problem too.
But main thing is that when you using anchors (#some_part_of_page) for menu items it just leads you to that part of page and not closing menu, if you are using some other type of url or link to another page on your site, it will lead you and close responsive menu. When just leading like in One page template (check in demo) the menu don't close. If you go to another part of your site (another menu item, article etc.) like on Hot Academy, it will close.
